The Outside Property:

There is a large main entertainment area on the back side of the property (not roadside). It contains a gorgeous Outdoor Entertainment Center, built in 2015 from large cedar posts, sourced from Bella Coola. It sits on a concrete pad, has two sit-up bar counters, small fridge, is fully plumbed, powered, has satellite feed from the house and it has a metal roof. This is a “sport watching mecca” during summer and fall seasons, as we have two TV’s mounted for "inside bar viewing" and another from the campfire area.  In 2022, we added an above-ground pool, with an adjoining deck for family and friends to enjoy. Add the large fire pit, and this area is a very popular attraction for entertaining during spring, summer and fall.

RV Parking:

During construction of the Entertainment Center, we extended the service lines to create a dedicated RV camping post (near the Entertainment Center) to fully serve visiting guests with RV units. There are also 5 external water taps on the property and many external electrical outlets around this property, so overflow RV parking with services is easy.


A cool and rustic outhouse was built two years ago for outdoor guests.

Heat Pump:

A brand-new heat pump was installed (outside of the house garage) in 2023 ($10K), and with reconfigured plenums in the electrical room, it has further enhanced heating and air conditioning for the home.

Brand New Front and Back Decks:

Both house decks were replaced in 2018 and 2019, with composite decking material. The front deck has glass rail panels, for enhanced sightlines, and can accommodate large dining capacities for summer entertaining. The foundational structures for these two decks were designed and built to a very high standard.



The shop is approximately 950 sq ft and has a concrete floor, with 220 wiring. There is a chimney structure installed for winter heating, if so required. There are loads of counterspace areas, so this area can be set up for whatever needs you prefer. There is a 20 x 30 ft concrete pad outside of this shop, with a covered canopy shelter ideal for vehicle maintenance, detailing and covered parking.

Triple Covered Car Port:

This area is approx. 1,400 sq ft in total, when combined with the attached storage shed and wood storage enclosure. The carport floor is gravel (refreshed recently) and is equipped and wired for 3 garage doors if desired. The storage room has a concrete floor and is used to store outdoor garden and decoration boxes. The wood storage is on the other end and can easily hold a minimum of 8 cords of wood in an organized fashion. There are 6 cords of wood in there presently, while one area is used for seasonal tire storage.

This 400 sq ft plus room is an “eye-popping, bright show piece” and is made for entertaining. The kitchen underwent a complete and major “down to the studs” renovation in 2020, by Smith and Sons Contracting. It contains two standalone kitchen islands, with lots of sitting space around each. There are two kitchen sink areas. The main center island contains a stunning 8 x 5 ft quartz top and a beautiful 6 burner gas stove and electric oven, with an overhead vent/lighting system. The new perimeter counter tops and cabinets wrap around on all sides of this kitchen, and accordingly, there is loads of cupboard and cabinet space, let alone cooking preparation surfaces. There is a two-dimensional window system in the kitchen, which brings in copious amounts of sunlight. New remote-control blinds, a beautiful backsplash tile design, new soft vinyl floor tiling and modern lighting touches, complete the look.


Dining Room:

The separate and large dining room provides a modern, yet formal eating venue for large gatherings. The area is complimented by an expanded/new four-panel sliding patio door system that provides plenty of light and great views. The main feature wall in this area is finished with cedar barnwood boards, sourced from Bella Coola, for a gorgeous finish. The flooring is a nice maple/birch solid hardwood mix that flows beautifully into the living room and hallway.

The living room is also very large and contains a bay window area (with new windows) and a very large back wall for a variety of entertainment unit options.

Mudroom, Laundry & Half Bath


All bedrooms are large with new paint, flooring and trim. The middle bedroom doubles as an office, thanks to a very large wall shelving unit system and large desktop spaces. This room also continues with the maple and birch hardwood mix, flowing from the hallway. The master suite closet was converted to contain a walk-in closet, with a beautiful sliding barn door (again made from Cedar barnwood sourced from Bella Coola). The master and the other spare bedroom have newer carpet. The master ensuite and spare bathroom share a common wall and were reversed in size during the renovation timelines to add space to the ensuite. Both bathrooms have beautiful cabinetry and quartz tops. The master shower is a large glass panel structure with top-of-the-line shower heads and taps. The master ensuite has a heated floor. The spare bathroom is still very functional and visually appealing, even with the reduced space, and also possesses high-end plumbing finishes.

Access to Lower Basement Level:

From the main level heading downstairs, there is a wide stair system that has been updated with the same hardwood mix from the main floor. Also new is a sleek and modern glass railing system to the lower level.

Games Room:

Once downstairs and straight ahead is a games room that contains a newer 8 x 4 ft pool table and new vinyl flooring and paint. This room leads to the mechanical room and lower garage door access. This games room also has potential for other uses, as per the current gym room comments below.

Gym Room & Cold Storage:

Once downstairs, there is a very large room on the right-hand side that is currently used as a gym. It has many windows and bold wall colors. It is approximately 400 square feet, plus contains additional space, used as a cold room for storage. The gym room could be converted to a very large bedroom, theater room, office or leave as is, in gym mode. The cold room contains ample wall shelving units for storage and a floor to ceiling double doored safe that is “circa 1930’s” and was craned in by the original owner during the initial build stage. It is great for securing valuables, including firearms.

Mechanical Room:

Located off the games room, this contains the propane furnace, wood furnace, electrical hot water tank (water tank replaced by current owners) and a newer water conditioning unit to further enhance the current quality of water. There is storage in this room for wood during the winter heating season, and a wall door hatch from the garage makes wood reloading very easy.

Lower Level Suite:

This beautiful and high-quality build was completed in 2017. It is approximately 1,000 sq ft. It contains two large bedrooms, each with closets, a full bathroom with laundry and ample storage, a nice living area with a separate suite access door and a thoughtfully designed kitchen and dining area. Two additional large window openings were added to this suite and two existing window spaces were size-enhanced to further amplify natural lighting. The current suite tenant is a senior family member, who will relocate with us upon the sale of this home, so there are no present tenant agreements to be concerned about for the future owner.

Closing Thoughts:

We have expended considerable financial resources and much personal labor throughout the renovation transition of this property. Pride of ownership will be obvious. The house itself was built to a very high-quality level, as has been shared with us by the numerous contractors that we have worked with during our nine years here.

This property, in many respects, is very unique for this area, and we also know opportunities for these types of properties do not present themselves for sale very often. That being said, there are still some touches and tweaks to the inside and outside of this property that future buyers can explore in order to personalize to their own tastes.
